Any person can purchase property in Malta, but restrictions apply depending on nationality and residency. Maltese and EU citizens may buy one property without a permit, and additional properties if they have lived in Malta for at least five years or if the properties are in Special Designated Areas (SDAs). Non-EU citizens require an Acquisition of Immovable Property (AIP) permit and are generally limited to one residential property unless purchasing within an SDA, where no restrictions apply. Companies registered in Malta or the EU may also acquire property under specific conditions.
